C Dan Joyner changed their portal back on July 1st, 2024. If not done already, please follow these steps to get started on its new portal:
- Go to https://cdanjoynerpm.cincwebaxis.com and click on the "Sign In" link at the top of our website.
- On the login page, select "Create Account".
- Enter your name, property address, phone number and email address in the appropriate boxes.
- Check the boxes under "Directory Listing" that you would like to display in the community online directory.
- Click the "Register" button to register. You will receive a confirmation email within 24-48 business hours of registering.

Once registered and in the portal, you will be able to update your profile and contact information, view your account history and make payments, view association documents and calendars, submit architectural change requests, submit work order requests, respond to violations, and contact management. Pool Hours and Guidelines/Rules for 2026

Back pool opens May 22. Hours are 10am to 8pm (guarded 2p-8p).
Front Pool Party Reservations
The cabana cannot be rented. It may be used on a first come first serve basis. Please see the head lifeguard to reserve extra guards for pool parties or contact Upstate Pool Management at 864-688-1143.
Neighborhood Equipment
To borrow the neighborhood pressure washer, contact Will Aiken via text at 864-915-6980. Please allow at least 24hrs notice for reservation.

Agenda was to discuss the 2016 Budget.
Sherry Terell was on the agenda to discuss her neighborhood concerns.
Agenda suspended for a large gathering of residential issues.
Residents Bob Manz and Sherry Terrell presented concerns they have regarding safety improvements to the river path. These concerns were generated following Mr. Manz’s accident losing his footing along the path edge while walking his dog.
Here are Mrs. Terrell’s concerns in order of presentation:
- Path pavement safety
- Safety of Cement benches
- Subdivision signs re-painting
- Hillside drainage on the undeveloped side of the Briar Park Stair case.
- Concerns for safety and soundness of railroad ties edging the cement stairs bordering her property.
- Schedule River path work days.
- Prioritizing expenditures in future budgeting and subdivision maintenance.
The board sought to work through this list of concerns and residents were engaged in discussion to arrive at a list of specific action plans to address neighborhood needs. Residents present emphasized the essential reminder that all facilities in the Pelham Falls Subdivision are considered “Use at your own risk”.
Many other residents expressed frustration with regards to our Covenants, Codes and Restrictions with a firm desire to see fines levied for all in violation. Protocol for violations and notices was explained.
Group discussed the need for reminders about cleaning up after dogs.
Residents formed a list of those interested in adopting a section of river path.
Tom Lehon and Bryan Beasley reinstated a River Path Committee to address prioritization of ongoing maintenance. The committee will also lead in establishing and organizing River Path/Subdivision Work Saturdays.
